洪湾商贸物流中心位于广东省珠海市香洲区南部，在统计用区划中按乡镇级单位编列，但它是一处以商贸、物流和总部办公为方向的规划园区，并非传统意义上的镇。园区的前身是2001年成立的洪湾工业片区，地处太澳高速出口一带，邻近横琴和珠海保税区[1]。规划范围总用地约275万平方米[2]。

据百度百科，该园区原是香洲科技工业园的一部分，称洪湾工业片区，2001年设立，当年12月开园[1]。后来规划把这一片区由工业区转为商贸物流中心，珠海市自然资源局2015年7月公示的《珠海市香洲区洪湾商贸物流中心控制性详细规划修编》，把目标定为让这片土地逐步从工业区变为商贸物流区[2]。

百度百科称，该机构在2019年改称「珠海市香洲区科技创新促进中心」，工作重点随之转向创新体系、孵化平台和产学研合作[1]。这一说法目前只见于该条目，本站未找到其他来源印证。

园区位于洪湾一带。当地的洪湾社区隶属南屏镇，因主要管辖原洪湾村而得名，历史上先后称洪湾大队（建国后）、洪湾乡（1984年）、洪湾村委会（1987年），2001年转为居委会[3]。规划范围北起南横路（即港珠澳大桥珠海延长段）和香工路，南抵情侣西路，东西两侧以规划道路为界，用地合计约275.5公顷[2]。

规划与管理[edit]

规划文本把洪湾片区定位为洪湾城市组团中心的重要组成部分，承接珠海市的商贸物流和总部办公职能，并为横琴新区的发展提供配套服务[2]。布局上，南湾大道把园区分成北侧的物流产业区与南侧的商业商务配套区，沿马骝洲水道布置滨水景观带[2]。规划居住人口3.25万人；各类用地中，商业服务业用地约78公顷，仓储物流用地约72公顷，居住用地约38公顷[2]。百度百科所记的规划面积为275万平方米，毗邻横琴和珠海保税区[1]。
